Part 3: How can your property stand out from the crowd?

 

Last time round we discussed understanding whether your property will work as well for paying guests as it does for you personally. This time round we highlight the importance of making your property stand out from the crowd.

 

No matter how beautiful the property, how wonderful the location, guests have to be able to find it in order to book it! There is an ever increasing amount of competition for holiday makers money out there. You need to ensure you provide relevant information so guests can make an informed decision about which property will suit them the best, and why.

 

Make your “shop window” (i.e. Facebook page/ website/ blog/ adverts) as attractive, informative and relevant as you can. You are a consumer, how and where have you discovered great property rental info in the past?

 

Different customers relate to information presented in different ways; some respond better to photos than films, copy, previous guest reviews, floor plans etc Do you generate all of the required information, or just some? In one language or more than one?

 

How much of each type of info should you include? Too many photos may put folks off, too few will not give enough information for potential guests to make an informed choice.

 

Should you provide information solely on the property, or do you add info about what guests can do while staying there?

 

Will your property appeal to specific groups or types of guests? Tailor your campaigns so that your property is seen in the most appropriate places, by the folks most likely to book your property.

 

Ensure info is interesting, well written, honest and accurate, that the availability calendar is  absolutely up to date (take care – double bookings are terrible news for all involved). Make prices competitive, ensure your property and associated services offer good value for money.

 

Attention to honest, clear, accurate, pertinent detail is really appreciated and will go a long way to distinguish your property from the rest. Keep your offering competitive.
